Fees
- What does Snowy Peaks charge?
- A flat 25% commission, all-in. No marketing fee stacked on top. No platform fee. No line item for things a manager should already be doing as part of the job. What's in the contract is what comes out of your payout.
- What does the 25% cover?
- Me personally handling every guest message and call, pricing decisions I make by hand against real market data, and your listing running correctly across Airbnb, VRBO, Booking.com, Google, and direct booking at once. If something breaks, I handle that too.
- What isn't included?
- Cleaning. It's billed separately, on top of the flat rate.
- Is there an onboarding fee?
- No.
Switching
- I'm with a national operator now. How do I switch?
- Check your current agreement for its notice period and give notice. From there, it's a conversation with me about the property, then listing photos, copy for every channel, and a connection to Hostaway so every channel stays in sync from one inbox. There's no onboarding fee, and your listing is live and ready for guests within two weeks.
- Is there a contract term?
- The agreement is cancel-at-will. You can leave at any time.
- What happens to my reviews and Superhost status?
- Superhost on every listing I manage, and I've never lost it on any of them. That's the record. What carries over from a previous operator depends on how the listing was set up, and I'll tell you honestly what to expect when we talk.
Working with me
- Who answers when a guest has a problem?
- I do. You call, you get me. You text, I answer. A guest has a problem at 11pm, I handle it myself.
- How is pricing decided?
- Wheelhouse pulls the market data. I review it against what I know about the market and adjust by hand when it matters. An algorithm doesn't know Big Sky Resort just added a lift. I do.
- Where do you manage?
- Big Sky, Bozeman, Ennis, and Belgrade, Montana. Ten properties right now.
- What could my property make?
- I won't quote a number before I've seen the property. For a reference point, Yellowtail, a four-bedroom home on the Big Sky Resort golf course, paid its owner $30,000 net in its first winter under Snowy Peaks, after commission and cleaning fees.
